LAZAREVSKOYE SANATORIUM TO BE PUT UP FOR AUCTION FOR 406 MILLION
The Lazarevskoye sanatorium will be put up for sale in Sochi. According to the data published on the Fedresurs portal, the value of the property was estimated at 406,274,944 rubles. At the same time, the book value of the organization's assets is only 63.905 million. The main part of the sanatorium, estimated at almost 325 million rubles, is pledged by the Dorindustria company, which acted as the evaluation customer (contract No. 20/12/24 dated December 20, 2024).


In the summer of 2023, Rusbankrot already announced the start of the insolvency proceedings. The initiator of the lawsuit was Yug-Investbank, to which the sanatorium owed about 259 million rubles. In 2016, the sanatorium acted as a co-borrower, committing to close the loan obligations by the fall of 2022. Together with the sanatorium, Zaur Napso and the Lazana company became participants in the transaction. However, the debt remained, which caused the consequences in the form of bankruptcy. 

The sanatorium has been operating since 1994. It was designed for 500 visitors, was engaged in the prevention of various diseases, including work with respiratory organs. According to the data for 2022, the organization suffered losses in the amount of 9.7 million.

The complexities of the trial surrounding the sanatorium turned out to be related to the fate of the historic building where Hospital No. 3209 was located during the Great Patriotic War of 1941-45. According to the decision of the Arbitration Court of the Kuban (Arbitration Court of the Krasnodar Territory), the company had to develop documentation designed for the restoration of this architectural complex (order of the Ministry of Culture of the Russian Federation dated October 3, 2017). 

But on October 16, 2023, the organization received bankruptcy status (case no. A32-26954/2023). Experts say that it is impossible to comply with the court's decision. In bankruptcy, all funds should be directed to meeting creditors' claims, which excludes the possibility of financing restoration work.

The court's decision can still be appealed. It is possible that its execution will be suspended until the bankruptcy procedure is completed or a decision is made on the future fate of the cultural heritage site.
