Since the beginning of this year, experts have noted a systematic reduction in rental rates for long-term housing. This is due to an increase in the rental offer. At the same time, there are more and more small-sized apartments on the outskirts of the market, which are not suitable for all tenants.

The median salary was taken as a basis for comparing the cost of rent. This is an indicator of the income of the average employee, where half of the places are paid below this level, and half are higher.

Over the past 2021, this indicator has decreased by 5.3%, the data were analyzed on the basis of Rosstat data.

At the same time, the least affordable rental housing turned out to be in the Crimea, where the costs for this item can exceed 75% of the median income. The easiest way is to rent an apartment in Chukotka and in the Nenets Autonomous Okrug. As for the two capitals, in Moscow, the cost of renting housing is 63.7% of the median income, in the northern capital — 55.2%.

According to experts, the situation with the cheapening of rental housing is due to an increase in supply. It is not the first year that analysts have noted an increase in the number of objects for delivery. In 2020-2021, this was due to the massive acquisition of real estate due to the provision of preferential mortgages. Now the crisis factor has been added to the reasons: some owners have abandoned short-term rentals in favor of long-term ones, others have postponed the sale of real estate in conditions of economic uncertainty and falling demand. In this regard, experts believe that the cost of renting housing may continue to decline in the future, Kommersant reports.
