THE FORMER OFFICE OF THE COMPULINK IT HOLDING IN RAMENKI IS FOR SALE
The capital's office complex, which was formerly owned by the information technology holding Compulink, was put up for auction. The property, located on Michurinsky Prospekt, was estimated by the auction organizers at 1.01 billion rubles. This is the initial price approved by the bankruptcy trustee (CC) of the company "Sikara". The corresponding notification is published on the website of the Unified Federal Register of Bankruptcy Information.

The former owner of the complex was Compulink. The group of companies, founded by entrepreneur Mikhail Lyash in 1993, was originally engaged in computer trading. In the period from 2011 to 2016, Vnesheconombank (VEB) even owned a stake in the business. However, a few years after the financial structure left the holding's capital, Compulink began to have problems.

In 2018, Lyash was arrested. The businessman was accused of fraud, but by 2020 the criminal case was closed. Without waiting for its completion, the entrepreneur sold his share in the business to Yuri Borovsky, who became the co-founder of the Sikara company. He never managed to restore his previous profitability. The holding's parent company, Infraling, was officially declared bankrupt three years ago.

Currently, the object of sale includes commercial space of 4,854 square meters in the southwestern part of Moscow. Previously, the complex had already been offered twice at higher prices (for 1.5 billion and 1.3 billion), but an attempt to find a new owner was unsuccessful. It is not clear whether bidding will be successful this time. The auction is scheduled to take place in November.

According to real estate experts, the price offered for sale for an office building is too high. In their opinion, the real market value of the complex ranges from 500 to 750 million rubles, given its specific layout and the need for large investments for modernization and adaptation.

Experts note that due to the peculiarities of the use of the room, it has limited possibilities for further use. This also affects its attractiveness to potential buyers. And although the facility has a significant area, selling it in its current form can become a difficult task if the price is not reviewed or if additional conditions are not offered to potential investors.
