ST. PETERSBURG BUSINESS CENTER "ENERGIA" PUT UP FOR AUCTION
The Energia Business Center in St. Petersburg is being sold through an auction. The auctions are held within the framework of competitive proceedings. The reason for the sale was the bankruptcy of the owner company (LLC Energia). The company was declared insolvent this fall. The auction is scheduled for December. The initial price is 735.8 million rubles. This amount includes the cost of the building itself and a significant area of land.

The key factor that led to the bankruptcy was the death of the main beneficiary of the business. According to the registry, the owner of the assets was businessman Sergey Muratov, who died in August 2025. Shortly before that, at the end of 2024, Energia LLC was registered, which separated from his other company, Mercury. The total debt of the company to AB Rossiya exceeds 1.3 billion rubles, of which a significant part is interest and financial sanctions.

Despite the venerable age of the building (the building was erected in 1974), the facility has serious investment potential. Its main advantage is a stable rental income. The area of Energia is almost 11 thousand square meters. meters. Most of the premises already have their tenants. Current rental rates range from 1000-1300 rubles per square meter.

Experts pay attention to the advantageous location of the facility, accessibility for transport. According to experts, modernization is necessary to upgrade the class of the facility to the "B" level and increase its cost. Investments in the renovation of engineering systems and interior decoration will significantly increase rental rates. Thus, provided that the auction price is not inflated, the purchase of this asset may become a promising investment in commercial real estate in the Northern capital.
