The Russian construction industry may face a series of bankruptcies of developers in 2025, whose financial situation is at risk. Mikhail Goldberg, head of DOM.RF, emphasizes that these bankruptcies will be a natural stage of market cleaning.

The expert is sure that the problems that arise in such companies have their roots in ill-conceived economic policies, although bankruptcies themselves will not lead to unfinished projects. All construction projects, despite the difficulties, will be transferred to more sustainable developers for further completion.

Goldberg believes that such bankruptcies are part of the normal development of a mature market. When only those companies that are able to operate effectively in a highly competitive environment remain on the market, the market becomes healthier. Weak players are leaving the market, which helps strengthen the industry in the long run. Goldberg also stressed that it is extremely unprofitable for banks involved in project financing to bring a developer to bankruptcy. Such a situation is possible within the framework of existing project financing schemes.

In case of bankruptcy of the developer, his projects will be transferred to other more stable companies, which eliminates risks for investors and buyers of real estate. This will ensure the protection of their interests, as well as accelerate the completion of the construction of facilities. Goldberg noted that this scheme avoids the creation of unfinished properties and protects the real estate market from potential shocks.

An expected decline in sales is forecast in 2025. Despite this, Goldberg expressed confidence that the situation would not lead to a crisis in the industry. He noted that in 2023-2024, developers managed to create a sales backlog. This will make it possible to continue projects even in conditions of low performance.

The expert predicts that the industry will stabilize in the coming years. Serious problems can be expected no earlier than the end of 2026 or the beginning of 2027. However, if there is no reduction in the key rate below the level of 20% and without special support measures, the risks may increase.

Forecasts for the industry in the coming years remain positive. In 2024, there was a 37% reduction in mortgage lending. This led to the accumulation of significant volumes of unsold square meters. According to experts, this factor may affect the development of the market in the future.
